Note: This position is onsite and is located in Charleston, South Carolina.

Summary

The Project Manager is ready to manage or “run” his/her own project with little supervision from a Senior Project Manager or Group Manager.  The management tasks range from helping bid a project, to setting up the budget, managing the contract, guiding and supporting Field staff, any intermediary tasks or functions during the job like creating and negotiating change orders, RFI’s, schedule, manpower tracking, purchasing, subcontracts, punch lists, and closing out projects. Preferably this person will have mission critical/ data center project experience. 

Essential Functions

· The Project Manager 2 position is fully responsible and accountable for the following activities.

· Project Execution: May be responsible for the planning, scheduling and managing of the construction process on highly complex construction projects, generally in the range of $5M-$20M per project budget responsibility.

· Schedule: Ability to read/analyze/ and manage the construction schedule that our contract is tied to. Needs to be able to create and manage our own internal Cleveland Schedule.

· Contract: Needs to have experience reviewing contract language. This would require recognizing favorable/unfavorable clauses. It would be up to the manager to know the contract language and understand how we are bound by the clauses. They would manage this risk throughout the duration of the project.

· Electrical Estimation: Ability to Value work. This would include contract documents and scope of work changes as well as estimating cost to complete projections.

· Customer Interaction: Ability to communicate with the customer on our plan and any issues related to the project. Cultivate & maintain relationships with the customer to promote return business.

· Oversees, develops and manages work of project team comprised of Cleveland departments such as VDC, Pre-Con, Field Operations, & Pre-Fab for accomplishing & achieving the project goals.

· Establishes scope, budget and schedule, and maintains such commitments through construction, and close-out processes.

· Reviews and approves vendor and subcontractor invoices and approves change orders to contract documents.

· Capable of creating such documents as SOV’s, RFI’s, Submittals, JPAC’s, JPA’s.

· Cost Control Review in the MS Dynamics Platform.

 

Education/Experience:

· Experience as a PM1, or equivalent experience as a PM outside of Cleveland Electric.

· Engineering or Construction Management Degree or applicable Field/Electrician experience.  Must have a High School Diploma or equivalent.

· Typical to have 5+ years of experience in the Electrical/Mechanical Construction Industry.
