About the Role:
As a Construction Project Manager, you will oversee and manage the mechanical or electrical construction process of one or more smaller projects or a portion of a larger project. You will interact with clients, contractors, and owners, aiming to exceed customer expectations within company policies and ISO procedures. Some key responsibilities include ensuring timely payment for services and promoting a positive team attitude. Decision-making within their expertise is crucial, and tasks may include business development, responding to proposals, estimating, change order management, project planning, staffing, billing, and seeking prompt payment. The Project Manager is accountable for a project's success from inception to final payment.
In this Role You Will:
- Participate in bidding, support estimating, and review specifications and drawings.
- Ensure contract clarity, consistent scope, and compliance with terms. Manages indemnification and insurance.
- Facilitate contract signing, delivery to field and billing department, and obtain necessary authorizations.
- Obtain insurance certificates, permits, and bonds. Prepares and monitors proposed budget and costs.
- Coordinate pre-job meetings, develop schedules, and involve various stakeholders.
- Manage project delays, resolve issues with customers, and monitor manpower loading.
- Request and approve personnel assignments, establish timetables and negotiate contracts.
- Monitor engineering, procurement, and construction progress against schedule and initiate any necessary action where required
- Maintain communication with field teams, overseeing safety, quality, and productivity.
- Collaborate with labor manager, maximize prefab department use, and coordinate with engineering.
- Ensure timely record-keeping, approve invoices, and maintain contract profitability.
- Adhere to Cleveland policies, prepare project budgets, and schedules, and ensure team familiarity.
- Monitor and control project budget, coordinate information flow, and initiate necessary actions.
- Negotiate contract changes, obtain customer approvals, and coordinate insurance certifications.
- Prepare O&M manuals, report problems promptly, and ensure timely project payments.
- Manage material procurement, oversee change orders, and write subcontracts using standard Cleveland terms and conditions.
- Prepare accurate JPA's, review subcontractor billings, and ensure contract closure and payment.
Education/Experience:
- 2+ years of experience as an Electrical or Mechanical Construction Project Manager
- Basic understanding of the National Electric Code
- Exposure to BIM|VCD, scheduling software, and estimating software
- Working knowledge of construction software
- In-depth understanding of construction procedures and material and project management principles
- Related bachelor’s degree and two to four years related experience and/or training; or equivalent combination of education and experience.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
- Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
- To perform this job successfully, an individual should have knowledge of Spreadsheet software and Word Processing software.
